  Number one is the cost! With the prices skyrocketing, most people can't afford the monthly payments necessary to purchase today's homes. Especially those with an acreage. We provide the solution.
Most people, given the chance, want the peace and security that country living can provide. But they also want the convenience of the city for shopping. For those folks who want a "Piece of the Country" but don't want the hassles and time that goes with a 5 or 10 acre home-site, we have a solution! 1/2 acre to 1 acre lots that are wooded to offer you seclusion, yet no time wasted on maintaining a huge yard.

We do a turn key operation. Our homes are completely set up and ready for immediate ownership. 

There is a major hassle of getting land free and clear, then getting a manufactured home moved to it. Before you can move in, here are the major steps you have to accomplish before you get to move in
1.Interim financing: Financing has to be set up to get the land, before you buy the house.
2. building a pad: You have to get reliable people out to bulldoze the land, and set up a pad for the home. If a pad is not built right,  you are looking at additional head-aches in a few years with settling dirt, or also flooding.
3. runners: Once a pad is built, you now need to get other people involved to build the runners (the concrete foundation that your home sets on). If these are not done correctly, you will have problems down the road in a couple of years with the house settling.

4. Drive ways: Now you have your pad made and runners set, you need to have additional people come out and build a driveway to get the manufactured home into and set up on your property.

5. septic system: Once the house is set up, a septic system has to be installed. You first must have a perk test done to see just how many feet of lateral lines will be necessary. There are many instances where land does not "Perk" due to the soil condition. In these cases, you have 2 alternatives.
a. ETA this is where the have to bring in soil and back fill the lateral lines
b. Aerobic system: This is done through placing sever stage tanks on your property and using your sewer waste to irrigate your lawn at night.
 In either case your price just tripled over the cost of a regular 300 foot septic system.

6. water well drilled. Unlike the city, you just cant put a deposit with the water department and have running water. You have to get a well drilled.  There are many companies that do this, but watch out for how they price their services. Many are miss-leading. Once they finish the well, the price they quoted goes out the window. They use the excuse of, "the quote did not include all the other necessary things to make it work.
  What if you cant hit water?? There are many places in the Oklahoma City area that water is not available at all. What would you do, if you went to all the expense of moving a house in, setting it up, and then find out you had no access to water?

7.Electrical: once you have the home in place and septic system set up, you now need to have an electrician come out and place everything that's necessary for the electric company to do their part.

8. plumbing: The last step is get a plumber out to hook all the plumbing from the house to the septic system.

  As you can tell by now, there is an awful lot that goes into placing a manufactured home on a piece of property. The time involved to get all these steps done can be well over 2 months. But compare that to the 6 months to 1 year that a custom builder takes to build a site built home!
